The property required refurbishment, with a clear strategy in place to improve and resell the asset on the open market following completion of the works.

Funding requirements & deal structure

The borrower, a highly experienced builder, required funding for the purchase only, with refurbishment works to be completed using their own funds and managed in-house once the acquisition had completed.

The planned refurbishment is estimated at £25,000, after which the property is expected to be sold for circa £325,000.

Overcoming challenges to completion

During the transaction, the originally appointed solicitors went into administration the day before the scheduled completion date.

Roma Finance acted quickly to assist in appointing a new firm of solicitors, ensuring the deal continued to progress and completed without unnecessary delay.

Additional development potential

The property also benefits from a large side garden, offering potential for planning permission for a single dwelling.

The borrower’s planned exit is to title split and sell the refurbished property, and following that, return to Roma Finance for ground-up development finance for the second dwelling.

The outcome

The funding enabled the property developer to complete the purchase and proceed with the refurbishment and resale strategy, while also laying the groundwork for a future development project.
