Why Southampton? Why now?

Southampton and the wider South Coast property market presents a genuinely compelling case for developers and investors right now. Transaction volumes are rising, the rental market remains undersupplied, and an active regeneration pipeline, particularly around the waterfront and city centre, is creating real opportunities for those who understand the local dynamics.

The Property Developer Show exists to bring that community together. With events held across the UK, the Southampton edition puts the South Coast front and centre, connecting local developers with national expertise, and national investors with local market knowledge.

This is not a generic property event. This is a focused, high-quality property exhibition for people who are serious about doing deals, learning from the best, and building the relationships that move their business forward.

What’s on: a full day of property education and networking

8:30am – 10:00am | exclusive VIP Morning Networking

The day kicks off with an exclusive closed-door morning networking session for paid ticket holders. This is where the most valuable conversations happen, a focused, intimate environment for developers and investors to network before the doors open to the wider exhibition. Secure your paid ticket here.

10:00am – 3:00pm | main exhibition & speakers start

From 10am, the doors open for the main exhibition, free to attend for registered ticket holders. The exhibition floor brings together lenders, suppliers, proptech platforms, legal professionals, and service providers specifically relevant to property developers, investors, and landlords.

Alongside the exhibition, there’s two stages that run throughout the day with a lineup of genuinely expert talks designed to educate, challenge, and inspire.

Meet the speakers: expert insight from the South Coast and beyond

Francesca Winslow – PR Homes Direct

Third-Generation South Coast Property Developer

Francesca Winslow represents everything that makes local development knowledge so valuable. As a third-generation developer at PR Homes Direct, a South Coast-based residential developer and self-delivery construction company established in 1999, she brings site management expertise, deep planning knowledge, and sharp deal-making skills to one of the region’s most respected family development businesses.

PR Homes Direct takes a hands-on approach that sets it apart: they directly manage every stage of the build process without a main contractor, giving them full control over quality, programme, and cost. Currently on site with a 10-flat new build scheme (GDV £3.8m), with a pipeline including eight new build houses (GDV £4m, in planning) and a 32-apartment scheme (GDV £10m, planning imminent), this is a company, and a speaker, with real weight behind them.

Vicki Wusche – A Wealthy Life

Named in The Telegraph’s Top 25 Most Influential People in Property

Few speakers in the UK property world command the respect and audience that Vicki Wusche does. Named by The Telegraph as one of the UK’s 25 most influential people in property, Vicki has spent over two decades helping people completely restructure their relationship with money, and with property as a vehicle for long-term financial security.

She started investing in 2004, and since then has helped clients invest over £10.5 million, acquire over 100 properties, and build a client portfolio in excess of £15 million. She’s an author of five books, mentor, and host of the A Wealthy Life podcast, approaching its 150th episode.

What makes Vicki different is her refusal to dress property up as a shortcut. She knows it’s a business, a long-term one and her sessions are built around empowering people to understand what real wealth actually looks like for them, before ever picking a strategy. Her talk at Southampton promises to be one of the most thought-provoking of the day.

Paul Ribbons – 800+ deals

38 years of experience

If you’ve ever sat through a property talk that felt like it was all theory and no substance, Paul Ribbons is the antidote. With nearly four decades of experience and over 800 deals completed, Paul is one of the UK’s most experienced property investors and dealmakers and he has a habit of saying things that fundamentally change the way people look at a deal.

His talk, “The Investor Who Sees What Others Miss”, is built around a simple but powerful idea: the asking price is often the most meaningless number in a deal. Real opportunity, Paul argues, shows up disguised as inconvenience, pressure, delay, conflict, or poor presentation. His session will cover:

  • Why the best deals never look like deals
  • How to read people, not just listings
  • Where leverage really comes from
  • How timing beats price
  • Why most investors chase numbers instead of understanding situations

James Farge – Catalyst Property Finance

Make Lenders Choose You: How to Position Your Deal for the Best Bridging Finance Offers

Getting finance approved is one thing. Getting the best possible terms is another and that gap can make or break a project’s profitability. James Farge, Sales Director at Catalyst Property Finance (Bournemouth’s specialist property lender), knows exactly what makes a lender say yes and why so many deals get a worse outcome than they deserve.

With a core focus on bridging, refurbishment, and development finance, James works daily with developers and investors to structure funding solutions that actually work. His talk will give you a practical, inside-track view on how to present your deal to maximise your chances of securing the best terms, essential knowledge whether you’re funding your first project or your fiftieth.

The Developers Club: Property Developer Q&A Panel

One of the highlights of the day is the Property Developer Q&A Panel, hosted by The Developers Club, a conversation with four experienced developers and investors who are active in today’s market. Bring your questions. Panel members include:

  • Axel Gossart – Former mechanical engineer turned Midlands-based property developer, with a £3million pipeline
  • Charles Hankin – Property investor with 17+ years in the building industry, 300+ homes sold, specialising in BRR and commercial-to-residential conversions
  • Maria Di-Fonzo – Founder of Summit Property Group, with 10+ years across new-build developments, residential sales, and high-end holiday lets
  • Reuben Wincott – HMO property developer with a £3million+ property portfolio
